What is a transaction coordinator?
A TC handles the administrative work between contract acceptance and closing: deadline tracking, document collection/disclosures, escrow/title coordination, and inspection follow-up, so the agent stays focused on clients and prospecting.
How much does Transaction Coordination cost for one side?
$400 per side. Covers the full contract-to-close admin workload for a single represented side.
How much does Dual Transaction Coordination cost?
$650. Both sides of the same transaction coordinated together, single point of contact, consistent timeline tracking across the file.
What is included in Transaction Coordination + Contract Writing, and why does it say AZ only?
$500 for one side, $800 for dual. Clos IQ prepares the contract and addenda in addition to post-contract coordination. Arizona-specific because Arizona REPC forms and statutory disclosures (e.g. AZ statute of frauds requirements, ADRE pre-qualification addenda) are the templates we prepare; we don't draft contracts under other states' forms.
What is the difference between standard Transaction Coordination and TC + Contract Writing?
Standard TC begins once a fully-executed contract is delivered; we coordinate from there. TC + Contract Writing starts earlier — we draft the contract, addenda, and disclosures before execution, then run the same coordination flow post-execution. Choose contract-writing when you want one team owning the file from offer through close.
How do you handle dual-agency transactions?
Dual TC ($650) and Dual TC + Contract Writing ($800) cover both sides under a single TC. We run the same deadline tracking and escrow coordination on each side, keep disclosures clean and consistent, and confirm with the broker that dual agency is properly disclosed and consent-obtained before we begin.
What does a typical timeline look like from contract to close?
Most retail files close 30–45 days from contract acceptance. Key milestones: contract acceptance and earnest money receipt (Day 1), inspection window (typically Days 1–10), appraisal (Days 7–21), loan conditions removal (Days 21–30), final walk-through and closing (Day 30–45). Investor/creative finance files vary — subject-to and seller-finance deals often land on the seller's preferred timeline and may close faster.
What does the agent need to provide to get started?
Executed purchase contract (if post-contract), contact info for buyer/seller and cooperating agent, lender and escrow officer contacts, and any pre-negotiated addenda. If you purchased TC + Contract Writing, we need property details, parties, and terms before we prepare the contract. Submit through the /transactions portal or email info@closiqtc.com.
How much does MLS Listing Input cost?
$100 flat. We enter the listing into your local MLS per your brokerage's data-feed requirements.
How much do Investor / Creative Finance transactions cost?
$1,000 base for standard creative finance deals. Higher-complexity deals — Subject-To ($1,200), Hybrid ($1,400), Novation ($1,600), Self-Performance Closing (starting at $2,000) — are priced on the Services page because the contract scope and entity structuring take more time.
